Jennings & Barrett are one of just 13 TPI members to contribute to the Service Charge Index
We’re pleased to share that Jennings & Barrett has once again contributed to The Property Institute’s (TPI) 2026 Service Charge Index, published on 21 May 2026. This report provides valuable insight into service charge trends across residential developments in the UK, based on real data from managing agents.
As one of just 13 contributors (around 3.6% of eligible members), we are proud to support this important industry benchmarking initiative. Our involvement helps improve transparency and ensures our clients benefit from a clearer understanding of the wider cost environment.
This year’s report shows that service charges have broadly tracked inflation, rising by 6.3% from 2025. Key cost drivers remain repairs and maintenance, reserve fund contributions, and insurance, with notable increases in building safety compliance and reserve fund allocations.
Encouragingly, some costs such as utilities, insurance, and maintenance have started to stabilise or reduce compared to previous years. These images below summarise key information from the index.
