Welcome to our Autumn edition of the Directors' Bulletin. You're receiving this email as a Director of a block managed by Jennings & Barrett – we're contacting you today to share a few service updates and some relevant news. 

 

In this bulletin:

New Companies House "Mandatory Identity Verification Process" For Company Directors

 

Companies House is rolling out a new identity verification process from November 2025 - Autumn 2026, affecting:

 

  • All company directors
  • People with significant control, and
  • Anyone filing on behalf of a company.

 

Filings for an existing Company cannot be made until verification is completed.

 

What this means: 

  • You need to prove who you are to set up, run, own or control a company in the UK.
  • New appointments will be required to verify their identity from November 2025
  • Existing directors will have until Autumn 2026 to complete their verification. 
  • We will not be able to file annual confirmation statements on your behalf until you have completed the verification process.

 

 

Once you complete the process, you will receive a personal code from Companies House.  Please send this code to legal@jenningsandbarrett.co.uk so that we can continue to file on your behalf.

Reminder for High Rise Residential Building Directors:

Instruct us on your Resident Engagement Strategy

 

We are not able to move forward with your Resident Engagement Strategy and Building Safety Case compliance until we have your instructions on these matters.

 

Once we receive your instructions, we will start: 

  • Producing and circulating a Resident Profile survey to residents to collect their contact information and identify any needs for a Personal Emergency Evacuation Plan (PEEP).
  • Drafting your Resident Engagement Strategy.
  • Producing your bespoke Resident Platform.
  • Carrying out your Resident Engagement Strategy.

Benefit from better financial visibility through Blocks Online

 

Our Accounts and Operations teams have enhanced your Blocks Online Portal, providing greater visibility into company and block finances.

 

Most developments with Directors are now able to access a new “reporting” tool within Blocks Online to view a debtor's report. This means that you can now: 

 

  • Create custom reports on service charge arrears, which you can filter by financial year or by specific start and end dates.
  • See total outstanding service charge payments and total service charges paid.
  • See which units are in arrears.

 

This enables Directors of relevant developments to access vital block financial information directly through their blocks' online accounts, on demand – you no longer need to manually request this information or wait for your next board meeting.

 

This function is available to use now. Please view the How-To Guide from Blocks Online here.

 

Can’t see the reports function?

There are a small number of blocks with disproportionate numbers of Directors compared to block units. For these blocks, we have decided not to enable this feature to avoid any potential conflicts that may arise from such visibility. If you agree as a board that this feature should be enabled, you will be able to request this from your Property Manager.

In the last edition of the Directors' Bulletin, we asked you to provide us with feedback about our Block & Estate Management Service. We've now published our report summary and five editions that break the feedback down into block-size categories.

 

  • Summary of all responses
  • Small blocks (under 15 units)
  • Average sized blocks (16 - 21 units)
  • Medium developments (22 - 50 units)
  • Medium-large developments (51 - 100 units)
  • Large estates (100+ units)
