Happy New Year from Jennings & Barrett! Our first Director's Bulletin of the year is short, but we feel that it's important to share the updates and reminders within this newsletter.

 

The Director's Bulletin is our newsletter sent to clients across our Block & Estate Management portfolio. It informs Directors and Freeholders about wider industry updates and provides key information on our services, including changes to processes or the implementation of new systems that will improve their experience.

 

This version of the newsletter has been edited to protect resources intended solely for our clients.

Important information on standing charge rate increases and rising communal energy bills

Business electricity bills are set to significantly increase due to upcoming changes to the Transmission Network Use of System (TNUoS) rates. 

 

TNUoS rates are usually paid as part of "standing charges" to utility suppliers. They recover the cost of building, operating, and maintaining the high-voltage transmission network across the UK. This consists of the pylons, overhead lines, and substations – all aspects of the infrastructure that allow electricity to travel from substations into properties.

 

This means that communal electricity supply costs will go up due to increases in standing charges, making your electricity more expensive – this increase is not related to usage. This rise will likely still apply, even if your energy commodity price is fixed.

 

The impact of these rises will likely differ according to the size of your development and will be accounted for in your next development budget.

Our Management Tracker is almost three months old!

Our Management Tracker has been launched for our first cohort of relevant blocks. For those who aren't aware of the Management Tracker, this is a new "project management" style web app we've launched to help clients get a wider understanding of the progress that is being made towards achieving their development's KPIs or milestones. 

 

 We're proud to announce that: 

  • Property managers and their assistants are logging an average of 4.9 actions per day (i.e., 4.9 tasks are created or progressed each day, per J&B staff member).

  • 250 management actions have been created since the launch.

  • 441 Directors are using the tracker!
